19 acres of land 11 bedroom multiple properties with campsite

Ref: CMP00012

Situated in a stunning location taking in breathtaking uninterrupted views overlooking Cardigan Bay, Mwnt Church and far reaching views along the Ceredigion and North Wales coastline is a holiday complex all in superb condition set in just under 20 acres and briefly to include 5 properties. All properties have been used as holiday lets, but easily one could be owner occupied. The entrance paddock has a Caravan Club licence for up to 5 tourers and is in an ideal location to take advantage of trade being approximately 800 meters from the beach. The property provides the opportunity for a lifestyle change and can be purchased to include furniture.
What further potential is there? There is a stone outbuilding with planning consent for conversion to 3 holiday cottages. The property is in a spectacular location and has hosted weddings (marque brought in), equestrian holidays, etc.

The property ceased trading as a holiday let business around late 2017 and there are no trading figures to go on.

Situation - The property is located in a spectacular location on the Ceredigion coastline and roughly half a mile from the National Trust beach of Mwnt. An idyllic location close to the coastal path where in a southwesterly direction you arrive at Gwbert and in northeasterly direction to the coastal village of Aberporth. The West Wales market town of Cardigan is less than a 10 minute drive and offers a wide variety of local shops, some national retailers and the usual high street facilities and amenities. Fynnon Grog is in an ideal location to explore this part of West Wales with tourist attractions in a number of small villages such as Cenarth Falls, the Georgian town of Aberaeron, the university town of Aberystwyth and down to Pembrokeshire featuring a number of castles, rail link and ferry link to Ireland. Carmarthen is roughly an hour's drive and offers a much wider range of retailers and access onto the dual carriageway linking onto the M4 motorway.

Main Farmhouse - The main house retains Victorian features and has a magnificent view looking directly down at Mwnt, the church and far reaching coastal views. Oil central heating throughout.

Ground Floor - The rooms are set out with a sitting room with log burner, dining room, kitchen, west facing conservatory with views of spectacular sunsets, spacious hallway, utility room and WC.

First Floor - Stairs rise to a small landing area with access to 2 bedrooms and a bathroom.

Second Floor - Stairs rise to a useful attic storage space.

Bay Cottage - This cottage is attached to the main house and we are advised that at one time it was part of the main house. The cottage has plenty of character with original period features and electric heating.

Ground Floor - The ground floor provides open plan kitchen/living area with large inglenook fireplace and log burner and one bedroom.

First Floor - The first floor provides 2 bedrooms and a bathroom.

Rosemary Cottage - This was converted from old stables and work has been sympathetically carried out to retain many features of the original dwelling to include beams and stone walls.

Ground Floor - The ground floor provides open plan lounge/kitchen/diner in 2 distinct areas, a narrow bedroom and a bathroom.

First Floor - The first floor provides 2 further bedrooms and night storage heating.

Thyme Cottage - Thyme Cottage adjoins Rosemary Cottage with a similar conversion.

Ground Floor - The ground floor provides open plan kitchen/living area with log burner stove and shower room.

First Floor - The first floor provides a gallery bedroom and night storage heating.

Please Note - Both of these cottages have their own outside seating area in the garden and both take in magnificent views.

Seascape - Detached Bungalow - In 2016/2017 this bungalow has undergone a considerable amount of work to be upgraded and is currently in top condition. Arguably it takes in the best views and provides siting room, kitchen with dining space, 2 bedrooms and bathroom. We understand that the bungalow has been used for holiday let since 1991.

Outbuildings - On the old courtyard is an attractive stone range providing general storage and workshop space. This has planning consent to be converted into 3 holiday cottages. There is also a useful more modern outbuilding suitable for agricultural machinery storage, etc.

The Land - In all, the property extends to approximately 19.9 acres and includes landscaped grounds and gardens surrounding the main house and cottages, ample car parking space and small orchard. The entrance field from the road and to the right has a caravan club licence as a certified location for up to 5 touring caravans. There is a pond in one field with a spring water supply.

Services - Mains water and electricity are connected. Private drainage supply.
